Financial Services - budgeting and long-term financial planning

 

PA Property Management provides a full range of financial services. Monthly financial reports include an income statement, balance sheet, aged accounts receivable, aged accounts payable, and bank statements. These reports are designed to be easily understood so the Board has an access to a transparent accounting system. This same transparency can also be shared with all Association members.

 Each association has its own, separate financial accounts for both annual operations and long-term (reserves) savings and investment portfolio. There is never a co-mingling of one association’s funds with another association or with PA Property Management funds.

 PA Property Management prepares a federal tax return (1120H) for each association. The returns are reviewed by a Certified Public Accountant (CPA) for a nominal charge prior to filing.

 The Community Association Manager will assist the Board with the preparation of a well-developed and realistic annual budget. The budget will reflect current information and the association’s objectives. Long-term financial health and stability require that the cost of major capital expenses be anticipated and funded. If requested, the Community Association Manager will assist with the hiring of an outside consultant to conduct a reserve study.

 When it is necessary, the Community Association Manager will work with homeowners who are delinquent in paying their monthly assessments (fees); in many cases accounts are brought current without further legal intervention. If legal action is required, PA Property Management, through associated legal firms, provide collection services, liens, and foreclosures.

Vendor and Professional Services

 

PA Property Management has established relationships with experienced, reputable vendors and contractors who are able to provide high-quality products and services that are required for a well-maintained community. We continue to screen suppliers and contractors to ensure client associations receive the best quality and the best value. All contractors must annually provide current proof of liability insurance and Workers’ Compensation, and tax identification information prior to starting a project.

We will manage competitive bids for products and services as directed by the Board. Once a vendor or contractor is selected by the Board, the Community Association Manager will be the primary point of contact for scheduling, site review, and any project management issues. PA Property Management does not accept any compensation from vendors or contractors so that there is never any action that could be construed as a conflict of interest.
